Where it fits
Holds the land and development rights a project needs - bought outright, acquired through joint development or revenue-share deals with land owners, or through redevelopment of old housing societies - and carries it through zoning, RERA and environmental approvals.
Why it matters
Land is the largest single input (often 20-40% of a project's cost) and the main source of developer margin. Developers with cheap, long-held land banks can launch faster and price more flexibly.
Where the value pool sits
Value is created when land is bought cheaply, rezoned or approved, or when infrastructure arrives nearby. Asset-light joint-development deals need less capital but share the upside with the land owner.
Key drivers
Infrastructure (metros, expressways, airports) lifting land values
Distressed and redevelopment opportunities
Cash-rich developers buying land at scale
Potential bottlenecks
Clean land titles
State approvals, FSI rules and environmental clearances
